❤️ Deal of the Week
🎟️ Cadence Fair Recap 🍿
Path & Post Real Estate spent the weekend popping corn at Reformation Brewery Cadence Fair. The numbers tell one story. The conversations told a better one.
🍿 We popped and gave away over 1,500+ bags of free popcorn and had 286 folks register for the Yeti Cooler giveaway. (Drawing outcome below ⬇️)
But here’s what really mattered...
The conversations with past clients catching us up on their lives. Old friends stopping by just to say hello. New faces who wanted to know what we’re about. Community members who appreciated that we showed up — not to sell them something, but to be part of something bigger.
This is the Golden Rule+ in action.
We show up and give because it’s the right thing to do for the community we serve. No pitch. No agenda. Just presence.
A big thank you to our team, who gave up hours of their weekend to make this happen. You brought energy, personality, and a genuine desire to serve.
That’s what Path & Post is all about.💙

💡 Tips For Buyers
Building in a New Home Community: What Buyers Should Know
Before you sign on the dotted line, make sure you’re protecting your investment. Here are a few insider tips to help you buy with confidence in a new home community.
1. Bring Your Own Agent
The builder’s onsite agent represents the builder’s interests. Having your own buyer’s agent means someone is focused on your goals, researching comparable sales, and negotiating extras that might otherwise be missed. A trusted local team like Path & Post carries weight with builders who know their reputation matters.
2. Research the Builder
Before committing, look up reviews on Google and Zillow. A builder’s reputation for quality and communication can shape your experience from start to finish.
3. Don’t Skip Inspections
A new home can still have issues. Hire an inspector experienced in new construction for both the pre-drywall and final stages. Even brand-new homes can have code problems or structural defects that need attention before closing.
4. Understand the Contract
Builders often use their own contracts instead of the standard Georgia Association of Realtors forms. Read every line carefully and ask your agent to explain anything unclear. Once you sign, deposits and upgrade payments are usually non-refundable.
5. Spec and Presale Homes
Spec homes are already built and often priced more competitively since the builder wants to move them quickly. Presale homes let you customize finishes and layouts, but require patience and a larger upfront commitment. Decide which path fits your timeline and budget best.
